Pick-Your-Own: Seller Financing on Almost Any Home
Our new video explains the Pick-Your-Own program in under four minutes. Prefer to read? Here's the whole thing.
Here's the big idea: you pick out almost any home for sale. We buy it. Then we sell it to you with seller financing — no bank needed.
What is seller financing?
Maybe you can't pay cash for a home. And maybe a bank won't give you a loan. There's another way, called seller financing. That's when the seller acts like the bank. You make your down payment and your monthly payments to the seller, and you skip the whole bank process. The catch
Seller financing sounds great — and it is. But very few sellers can offer it. Most sellers need the cash from the sale to pay off their own loan and buy their next home. So homes with seller financing are rare. What are the odds of finding one that's also the right home, in the right area? Slim to none.Pick almost any home
That's the problem we solve. With Pick-Your-Own, you can pick almost any home that any seller is willing to sell. And when we say any home, we mean it:- A home listed with an agent on the MLS
- A home for sale by owner
- A home from a real estate wholesaler
- Brand-new construction
- Even some kinds of commercial property
It can be move-in ready, or it can be a fixer-upper. You find the home that fits your family, in the area where you want to live. Then you point at it and say, "That's the one. Please get it for me."
Now, we could ask the seller of that home to offer financing. But 99 times out of 100, they just can't do it. So here's our solution: we buy the home ourselves. Then we sell it to you — with seller financing.
How we earn our money
When we sell you the home, we add a markup to the price. That's how we earn our money — simple and out in the open. How much is the markup? It depends on the home's price range and location. You can see the exact numbers for any home with the Pick-Your-Own calculator. How the process works
One heads-up: we don't always get the first home you pick. Sometimes it takes a couple of tries. First, we make an offer on the home you chose, at the price that makes sense for you. Want us to offer the full asking price? We will. Want us to try for a lower price? We'll do that too. You're in charge. If the seller says yes, we move forward. For most homes, you'll do a home inspection, a termite inspection, and any other inspections you want. If the inspections find problems, we negotiate with the seller — at your direction. You can ask for repairs, ask for a lower price, or walk away and pick a different home. You're running the show. If the first home doesn't work out, we move on to the next one. Sooner or later, we'll land the right home, and we'll buy it.
How you qualify
Qualifying for seller financing is usually easier than qualifying for a bank loan. But federal law says we need to make sure that buyers who will live in the home can afford the payments. That sounds difficult, but it's pretty simple: a licensed loan professional reviews your application. They mainly look at three things — your income, your down payment, and your history of paying rent. If you can afford the monthly payment, have the down payment, and have a decent record of paying your rent on time, there's a good chance this program can work for you. What about the terms?
The terms are things like your down payment, your interest rate, your monthly payment, and how many years you'll pay. They aren't always the same. They depend on the home's location, type, and price range. The good news is, you don't have to guess. Enter a home's info into the Pick-Your-Own calculator and it shows you the terms for that exact home.Ready to pick your own home?
So that's Pick-Your-Own: you pick the home, we buy it, and we sell it to you with seller financing. If that sounds like a fit, your first step is easy — submit your application. Once you're approved, we'll get to work finding your home.I look forward to working with you!
